Generic House and Land Package Payment Schedule

Please use the below as a guide only. Payment schedules may vary.

  1. $1000.00 initial payment for preparation of contract documents (Non-refundable). This amount will be credited to the building contract when construction commences.

or alternatively your sales person can accept a Credit Card payment (VISA or Mastercard)

  1. House Tender prepared including any changes and presented to you.
  2. You accept the Tender and sign accordingly.
  3. House and Land Contracts prepared (separate contracts) and are issued to your Solicitor or Conveyancer.
  4. You must sign both the land contract and building contract and return both contracts to Jandson Homes.
  5. You pay an additional payment of $4000.00 to Jandson Homes for preparation of plans and approvals etc. This amount will be credited to the building contract when construction commences.
  6. You exchange on land contract and pay a nominated percentage of the land value (normally 10%) to the land developers solicitor to be held in trust until registration and settlement of the land.
  7. 14 days after land registration you will be required to settle the land contract and pay the balance of the land value.
  8. Jandson applies for council or private certifier approval for the construction of your home.
  9. Once approved and you have provided proof that your lender is ready to provide funding (normally called a Commence Building Operations letter) Jandson will commence construction.
  10. As work progresses you will be required to pay 5 progress payments as set out in your building contract.

Note: House and Land packages that have two separate contracts, Stamp duty is payable on the land value only.

In the words of Graham Matherson, Director of Jandson Homes:

"25 years ago Terry Sullivan, Gary Sugar and I, having worked together for another builder, decided to start our own building company.

Jandson Homes was born! I still clearly remember setting up business in a back office in Sorrell St, Parramatta. It's hard to believe that was 25 years ago. The business started well, and we soon had over 60 homes on our books. We were heavily involved with the old co-op societies and doing quite a lot of work for NSW Housing, including aged persons units.

We won a few awards and formed valuable associations with many leaders in the industry, many of whom continue to be our friends today Our Homes 2000 project at Cherrybrook with Kim Crestani as architect, was incredibly contemporary for its time.

Whilst starting our business in 1986 seemed easy, the recession of the early 1990's was a an incredibly difficult period which taught us many lessons. We have now traded through three significant downturns in the building industry and believe our conservative approach will keep us in business for many years to come...."

WORK WELL UNDERWAY IN JORDAN SPRINGS EAST. Commencement of additional homes in sections 1 and 2 of stage one are moving along well. Frames have started going up in section 1 and we expect Brickies to be onsite very soon. Good news for some of our clients who we had to put through Council. We are currently applying for CC's (Construction Certificates....not the chip😁) so we expect to start those projects very soon.
As an update for Stage 2. We understand that Sydney Water has supplied Council with all the relevant paperwork that has delayed approval for some time now. So next step is submission to LPI. I wouldn't expect it to be held up in there for very long. Stay tuned.

Things moving along nicely.

SECTION 2 OF STAGE 1 COMMENCEMENT.
Hi All. Very happy to announce we have started the excavation of section 2 of our House and Land Packages. Lots 1146 to 1150 have been fenced off. Clients on Lots 1148 and 1149 will be pleased to know their land was benched today with the remaining lots to commence shortly. Things are moving along nicely. Will keep you all posted.
