 Home    House and Land packages still in demand?

The answer to this question is very simple….YES! I’ve been keeping an eye on the current state of established real estate properties and whilst there has been a definite slow down in this market demand for new house and land packages is defiantly as strong as ever. As you would know I’m currently based in Jordan Springs and I’m constantly being asked when new packages will be available. I currently have over 40 clients in my data base waiting on 11 packages and that’s just in the 5 weeks I’ve been based here. Needless to say when they hit the market they won’t last long. Demand for packages in Schofields, Riverstone and Rouse Hill is still in as much demand as ever. The limiting factor on all these packages is the associated land cost and you don’t need me to tell you that in most areas land is the major component in the package price. It was interesting to hear one of the other sales people say that interest in the packages in his area is still there but the land pricing is scaring people away but given this particular area has some major infrastructure planned for the future I can understand the land pricing.

One thing that people need to keep in mind is that having 2 separate contracts in a package effectively lowers the amount of Stamp Duty (SD) payable as you only pay SD on the land component. Buying a House and Land package with one contract means you will pay SD on the full amount. The majority of the packages Jandson sell are spilt contracts for this reason.

Another thing to consider when looking a H+L package is the final cost. When buying a package the price you see is what you will pay regardless of what site costs are involved. The builder assumes all responsibility for all site costs and any extra costs incurred in building the standard home. In a “contract build” this is not always the case. For those that have built before you will be aware of what site costs can amount to so having the peace of mind that you will have to pay nothing extra is a major attraction for perspective H+L package purchasers.
